FAQ’S

How do I pay? Payment for our services is due at the time of the inspection. We accept cash, check, Visa or Master Card credit cards.

Do I need to be present during the inspection? We would strongly encourage all clients to attend the inspection. Think of it as a mini seminar on your new home. You will learn all kinds of interesting facts about your new home.

How long does an inspection take?? A quality home inspection takes anywhere from 2 1/2 to 3 hours for a 2000 square foot home… Of course the bigger the home the longer it takes….anything less and you are probably being short changed!!!

Do you offer any guarantees or warrantees on the home?? No, we don’t. A home inspection is a professional opinion on the condition of the home at the time of the inspection.

Can a house fail an inspection? No. A professional home inspection is an examination of the current condition of the home. A home inspector will not pass or fail a home, rather he will describe its physical condition and indicate what may need repair or replacement.

Is a home inspection the same as an appraisal? No, an appraisal determines the market worth for your home at the time of sale. A home inspection determines the physical condition of the home at the time of the inspection.

When do I call in the Home Inspector? Typically the home inspector is called right after the contract is signed. The contract usually gives a specified period of time in which the buyer can perform an inspection.

How much does it cost for a Home Inspection? Our services are priced according to the square footage of the home. Obviously the bigger the house the more it costs...Give us a call and we will gladly give you a quote.

Who gets a copy of the report? Our contract is with you as the client. We give you a copy of the report and we also provide a copy to your realtor if you wish. We will not provide copies or discuss the results with anyone else without your permission.

Can you email me a copy? Yes we can, often immediately after the inspection, but usually no latter than the next day.  We are also working on allowing you to access your report via the internet with a password ( coming soon)

Do you provide estimates for repairs? Yes we do, but keep in mind we are not professional roofers , plumbers or electricians so our cost estimates are just that. The actual cost may vary depending on the contractor used to perform the work.

Do you offer any other services besides Home Inspection?? We take pride in the quality of home inspection we perform. We don’t water it down by offering additional services that take away from our ability to perform a quality home inspection.

Will you recommend someone to repair problems you find? No, and the simple reason for that is we want you to have confidence in our services. If we recommend someone to make repairs the question will always be, did they find the problem to send some work towards his friend, family member or golfing buddy? We want you to understand that if we find a problem it is because we believe it is a problem.

Are Home Inspectors deal killers?? No, we are not. On occasion home Inspectors find things that weren’t expected...but that is why we are hired. Anything we find can be repaired. It is just a matter of whether or not the parties involved can come to an agreement. If they cannot, then the transaction isn’t completed.

Should I use a home inspector referred to me by my realtor? Maybe. As long as the inspector has ethics and principles and is not swayed in his evaluation of the home by the realtor referral, then it should be okay. As long as the Home Inspector keeps in mind who he is working for (i.e. the homebuyer) and works for their best interest it should be okay.

Should I use a large or franchise home inspecting firm? Home inspecting is a very personal service. The inspection is only as good as the guy who shows up at the door. The quality of the inspection will depend on what your inspector knows and how well he can communicate it to you. The fact that the company is large or a franchise with offices throughout the country won’t matter if the guy doing your inspection is not trained properly.

Are Home Inspectors Certified in the State Of Virginia? Yes they are. You should use one of them!
